Role Overview:

We're seeking a highly skilled and experienced Design Build Manager to fortify our Preconstruction department. In this role, you'll be a key player in managing the preconstruction and design build phases and teams within our core market sectors and client base. Responsibilities:

Project Leadership & Execution (50%):

  • Lead and guide project teams through preconstruction and design build phases, ensuring seamless communication, coordination, and efficient task execution.

  • Develop comprehensive project plans, schedules, milestones, and budgets, aligning them with client requirements and organizational objectives.

  • Proactively manage project risks, identifying and implementing effective mitigation strategies.

  • Manage various project delivery and pursuit methods, including Design Build, GC/CM, and negotiated work.

  • Monitor project progress, quality, and safety, ensuring timely, on-budget delivery to the highest quality standards.

Innovation (20%):

  • Foster an innovative culture within the preconstruction and design build teams, encouraging creative problem-solving and the implementation of cutting-edge construction practices.

  • Stay updated on industry trends, emerging technologies, and sustainable construction practices, integrating them into projects to enhance efficiency and sustainability.

  • Engage in industry-related panels, associations, and continuous learning environments.

  • Collaborate with other Preconstruction and Progressive Design Build experts within the organization to drive "Best In Class" delivery.

Estimating (10%):

  • Utilize your expertise to provide accurate and conceptual budgets for projects during the preconstruction phase.

  • Collaborate with the estimating team to review and validate project budgets, ensuring cost-effectiveness and alignment with client expectations.

  • Identify value and drive problem-solving and analysis to deliver projects.

  • Emphasis on analyzing project estimates and benchmarks to understand how and where to drive value.

Relationship Building (10%):

  • Cultivate strong relationships with clients, architects, engineers, and subcontractors, emphasizing trust, transparency, and open communication.

  • Collaborate closely with the business development team to identify and pursue new opportunities within education, higher education, healthcare, and civic markets.

Career Building (10%):

  • Lydig believes strongly in career building and development of its people. This position will be invited to quarterly 1:1 coaching with senior management for career and other aspirational goals.

  • Lydig also provides support, time and funding for professional development, including but not limited to certifications, education, continued learning and LEAN Practices.

Qualifications:

  • Bachelor's degree in Construction Management, Engineering, Architecture, or a related field. A Master's degree is a plus.

  • Minimum of 8 years of experience in preconstruction and design build management within the commercial construction industry, with a focus on education, higher education, healthcare, and civic markets.

  • Demonstrated expertise in project leadership, team building, and fostering innovation within the construction sector.

  • Proven experience in preconstruction estimating and budget development.

  • Excellent communication, negotiation, and presentation skills to engage effectively with stakeholders at all levels.

  • Strong knowledge of construction codes, regulations, and industry best practices in the Seattle area.

  • Excellent organizational skills to manage multiple projects, prioritize tasks, and meet deadlines while maintaining our commitment to delivering premier construction services based on fairness, honesty, and quality.

  • A collaborative and proactive approach to problem-solving and decision-making.

  • Proficiency in construction management software and project management tools.

Travel:

  • Occasional overnight travel of several days' duration is required.

    Other Requirements

  • Current driver’s license and an acceptable driving record as defined by Lydig’s insurance company and vehicle policy, if applicable for auto allowance

  • Must be able to pass pre-employment checks including a Drug Screen, Criminal Background and possibly Credit check

  • Lydig is a drug free workplace, and all employees are considered to be in “safety sensitive” positions. All employees will be tested for controlled substances, including cannabis.

  • Employment eligibility is the sole responsibility of the applicant.

Salary:

  • The salary range for this position is between $85,000 and $145,000 per annum, based on experience and qualifications.
